Initially residential mortgage lenders may require the 'Specialist Knotweed Survey' or a 'Invasive Species Management Plan' as it is now recognised by lenders that there is a risk of damage being caused to a property by the spread of Japanese Knotweed.

 

With the greatest risk from Japanese Knotweed that is growing within 7 metres of the property building (habitable space), regardless of where it is growing (so in other words it could be in your neighbour’s garden but still considered a risk to your property).

 

Consequently, the majority of UK residential mortgage lenders are reluctant to lend on knotweed-affected properties. However, some individual lenders are willing to consider applications on a case-by-case basis once remediation works has been implemented. These lenders will generally want to see a commitment by the owner of the property to fund, in advance, a long term (at least three years) treatment programme effective against Japanese Knotweed.
